In most cases, the monthly rent excludes Council Tax and utility bills such as gas, electricity and water. We aren’t able to advise what these costs will be as they vary depending on consumption and number of occupants. 

The standard income affordability threshold for professionals is 2.5x the annual rent. This applies to individuals or per household. 

Students can apply with the support of a Guarantor who is either a UK homeowner or established business owner. 

We require up to 5 working days to process applications once we’ve received the documents and references, although it’s usually quicker.

All tenancies require a security/dilapidation deposit which is equivalent to 5 weeks rent.

Before proceeding with an application we always qualify enquiries by asking the right questions which helps us to ensure the process will be smooth and successful.

A 1 week Holding Deposit is payable to reserve a property. Once referencing and due diligence checks are completed the Holding Deposit will be credited towards the Rent and Security Deposit. Holding Deposits are refundable if the Landlord decides not to proceed with the letting due to reasons not associated with failed referencing checks. The main causes for failing referencing checks can include but are not limited to providing false information, changing the terms of an agreement, refusing to provide information/documents we have requested or withdrawing from the process.

We always try to be flexible with our contract terms however this is not always possible as each Landlord has their own policies.

Applicant & Tenant Fees: As per the Tenant Fee Act 2019 the only fees which applicants are permitted to pay are a 1 week Holding Deposit and a 5 week Security Deposit. Landlords Fees: 10% + VAT for Let Only services | 12% + VAT for Let & Management services. 

A one week Holding Deposit is required to reserve a property and will be payable upon an offer being accepted. Upon referencing being completed and an application being approved, the Holding Deposit will be off-set against the final amount due. If any relevant person withdraws from the application, fails a Right-to-Rent check, provides false or misleading information, or fails to sign a tenancy agreement the Holding Deposit may be withheld by the agent. All applications must be completed within 14 calendar days unless otherwise agreed in writing.

If a Tenant wishes to terminate their contract early they would remain liable to pay all rent due until the start date of a replacement tenancy. The Tenant may also be liable to pay the Landlord’s costs of re-letting the property. 

Default fee for lost keys or other respective security devices: Actual cost of replacement.
